Well Water Problems in Douglas County: What We Actually Find

We've tested hundreds of private wells in Franktown, Elizabeth, Larkspur, Sedalia, and the rural parts of Douglas County. Here's what shows up most often — and what to do about it.

Private Wells in Douglas County: The Basics

A significant portion of homes in rural Douglas County — particularly in Franktown, Elizabeth, Larkspur, Sedalia, and the area east of Castle Rock — rely on private wells rather than municipal water. The Colorado Department of Public Health and Environment (CDPHE) estimates there are tens of thousands of active private wells in the state.

Here's the critical difference: municipal water is tested continuously and treated before it reaches you. Private well water is tested only when you test it — and many homeowners go years or even decades without ever doing so. The EPA's Safe Drinking Water Act doesn't cover private wells serving fewer than 25 people. You are responsible for your own water quality.

The Five Most Common Problems We Find in Douglas County Wells

1. Iron (the most common)

Iron is present in a large percentage of Douglas County wells, particularly those drawing from the Denver Basin aquifer system. It comes in two main forms:

  • Ferrous (dissolved) iron: Invisible when the water first comes out of the tap. Clear water with an iron taste or metallic smell. Leaves rust-orange stains on sinks, toilets, and laundry after the water oxidizes.
  • Ferric (particulate) iron: Already oxidized — you see orange or red-brown tint directly from the tap. Clogs filters quickly and stains everything it touches.
  • Iron bacteria: A type of non-pathogenic bacteria that feeds on iron in the water. Creates slimy reddish-brown deposits in toilet tanks. Unpleasant but not directly harmful — though it can harbor other bacteria.

The EPA's secondary standard for iron (an aesthetic guideline, not a health limit) is 0.3 mg/L. We routinely test wells in Franktown and Elizabeth with 1, 3, 5, or even 10+ mg/L of iron. Above about 0.5 mg/L, you'll see staining. Above 1–2 mg/L, the staining is severe and constant.

Treatment depends on the iron type and concentration. Dissolved iron at moderate levels can be addressed with a water softener (which removes iron during the ion-exchange process). Higher concentrations or ferric iron usually require a dedicated iron removal system — our most popular for this area is the AIO ozone iron removal system, which oxidizes and filters iron without chemicals.

2. Hydrogen Sulfide ("Rotten Egg" smell)

If your well water smells like rotten eggs — especially when you first run hot water in the morning — you have hydrogen sulfide (H₂S). It's produced by naturally occurring bacteria in the aquifer that reduce sulfate minerals, and by certain geological formations common in Douglas County.

Hydrogen sulfide at low concentrations (under 0.5 mg/L) is mostly an odor and taste problem. At higher concentrations it becomes a genuine health concern, and at very high levels (rare in residential wells) it can be hazardous. The gas is also corrosive — it'll damage copper plumbing and any silver-containing fixtures.

Treatment: Aeration systems (forcing the dissolved gas out of solution) or ozone-based systems are most effective for H₂S. Basic carbon filters help minimally. Our AIO (air injection oxidizer) systems address both hydrogen sulfide and iron in a single unit — which is why they're common in rural Douglas County, where both problems often appear together.

3. Hardness (and lots of it)

Well water in Douglas County frequently runs 15–25+ GPG of hardness — significantly harder than even Castle Rock's municipal supply. At 20 GPG, scale buildup in water heaters and appliances is aggressive and fast. We've seen water heaters in well-water homes fail in five to six years without any treatment.

A water softener is typically essential for well water households in this area. For homes with iron as well as hardness, the softener sizing and configuration needs to account for both — iron "fouls" resin beads in a standard softener if levels are too high. We always size based on actual test results, not estimates.

4. Bacteria (Coliform and E. coli)

This is the one that matters most from a health standpoint, and it's the one most homeowners think about least. Coliform bacteria in well water is more common than people expect — particularly after heavy rain events, flooding, or any work done near the well. Total coliform is an indicator organism; its presence means the well may have been compromised and that disease-causing organisms could be present.

E. coli specifically indicates fecal contamination — a more serious finding that requires immediate action.

We recommend testing for bacteria annually in any private well. If bacteria are found, the response depends on the source:

  • A one-time contamination event (flooding, recent work) can often be addressed by shock chlorination of the well.
  • Ongoing contamination requires identifying the source and installing treatment — typically a UV disinfection system, which kills bacteria, viruses, and other pathogens without adding chemicals.

5. pH Issues (Acid Water)

Well water pH in Douglas County varies widely. Some wells run naturally acidic (pH 6.0–6.5), particularly those drawing from formations with lower mineral content. Acidic water is corrosive — it leaches copper and lead from plumbing over time, creates blue-green staining in sinks and tubs (a classic sign of copper corrosion), and can pit fixtures.

Treatment for acidic well water is a calcite neutralizer, which raises pH by passing water through crushed calcium carbonate media. It's one of the simpler well water fixes — and one of the most important ones to address before it causes expensive plumbing damage.

What a Comprehensive Well Water Test Covers

A meaningful well water test goes beyond the basic "bacteria, nitrates, pH" panel that many labs offer as an entry-level test. For Douglas County well water, we recommend testing at minimum for:

  • Total coliform and E. coli
  • Nitrates and nitrites
  • pH
  • Total hardness (calcium and magnesium)
  • Iron (total, ferrous, ferric)
  • Manganese
  • Hydrogen sulfide
  • Total dissolved solids (TDS)
  • Turbidity

If you're in an agricultural area or near any industrial sites, adding a pesticide/herbicide panel and heavy metals screening is worthwhile.

Why Well Water Treatment Is Not a DIY Project

There's a significant market for DIY well water treatment systems — and for some situations, simple systems work fine. But Douglas County well water frequently involves multiple contaminants that interact. A softener installed without accounting for iron concentration will foul its resin within months. An iron filter installed before understanding the iron type and concentration will be undersized or misconfigured. A UV system without pre-filtration for turbidity won't function correctly because particles can shield bacteria from the UV light.

The right sequence matters: sediment filtration → iron/H₂S removal → softening → UV disinfection → point-of-use RO for drinking water. Not every home needs all of those, but getting the order and sizing right requires knowing what's actually in your water.
